Villa rates inclusion:
- Daily continental breakfast
- One time return transfer in/out from Airport to villa

Villa capacity:
We strictly observe the villa capacity policy. For example: two bedroom maximum occupancy is 4 persons. If you wish to have additional guests we must get informed in advance.

Seasonal periods:
Low Season period: Jan 09 - June 30, Sept 16 - Dec 19 ( except Chinese new year, Easter week )
High season period: July 01 - 31, Sept 01 - 15, Chinese New Year & Easter week.
Peak season period: August 01 - 31 l December 20 - January 08

Booking or reservation:
Reservation subject to availability and confirmation.
A minimum of 5 nights stay in low season
A minimum of 7 nights stay in high season
A minimum of 10 nights stay in peak season

Villa standar check in/out time:
- Check-in time: 14:00
- Check-out time: 12:00
- Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability

Terms of Payment
• A deposit of 50% of the total rental amount is required within 7 days of receiving our reservation confirmation form with the final balance should be settled one month prior to arrival date
• For bookings made 7 days or less before arrival, full final cash payment is required at the villa upon arrival.
• All payments are to be made in US dollars either via electronic bank transfer (account details will be given at time of booking) or by cash in US dollar bank notes at the villa. For electronic transfers, guests will be responsible for anybank charges incurred.

Cancellation Policy
• For bookings that are cancelled 31 days or more before arrival, deposits will be returned in full less a US$100 administrative fee.
• For bookings that are cancelled 30 days or less before arrival, deposits will be non-refundable.
• Notices of cancellation must be received in writing (by fax, email or mail).
• In cases where a guest has confirmed a booking with a deposit but we have yet to receive the balance of payment and the booking is cancelled, the guest will be responsible for the payment.

F&B
Foods and beverages are on guest's account. First dinner in villa for a late check-in and/or first breakfast can be arranged upon request. All expenses are at guest's account.
