The rates above are inclusive of:
- Tax and service charges
- Daily continental breakfast
- Free daily car & driver, exclude petrol for up to 8 hours/day (1 car)
- Free unlimited WiFi internet connection
- Welcome drink and chilled towel upon arrival
- Flower arrangement upon arrival
- one time return transfer in/out from Airport to villa

Seasonal Periods:
Low Season period: Jan 9 – Jun 30, Sep 16 – Dec 18, except Chinese New Year and Easter week
High & Peak season period: Jul 1 - Sep 15, Dec 19 – Jan 8, Chinese New Year and Easter week

Villa Capacity
Maximum occupancy: 8-12 adults. If you wish to have additional guests we must have informed in advance.

Check-in/Check-out time:
- Check-in time: 14.00
- Check-out time: 11.00
- Early check-in or late check-out before 17.00 is free upon villa availability
- Late check-out after 17.00 will be charged at 50% of the nightly rate.
- If you wish to have a party or function at the villa should be inform in advance to the Villa management.

Minimum Stay required:
Low : 5 nights
High : 7 nights
Peak : 10 nights
The Villa management are accepted for two or three nights length of stay but subject the availability.

The villa booking procedures:
- To ensure book the villa we required your written e-mail as a booking confirmation, and then we will continue send you a pro forma invoice and bank details for a 50% deposit from the total rental outlay due to secure the reservation.
- the payment should be in US Dollars
- the reservation to be confirmed when the deposit is received by the villa
- the balance of payment should be settle prior to arrival or accepted to settle upon check-in for low season or last minutes booking
- High/Peak season and Christmas/New Year periods that the remaining due balance should be settle 45 days prior arrival to the villa.

Cancellation Policy:
1). Notice of cancellation must be received by the villa in writing either by
Fax or email at least 30 days prior to arrival for Low Season, 45 days prior to arrival for
High Season and 61 days for Peak Season bookings.
2). Deposit will be refunded in full less US$300.00, if the booking is cancelled 61 days
or more prior to arrival (91 days for Christmas/New Year bookings).
3). In the event of reservation is cancelled less then notice of seasonal period as
mentioned above, however the deposit has been paid will be forfeited.
4). Balance Payments is non-refundable.
