Note:
All rates above are inclusive:
- one time return transfer in/out from airport to Villa
- 8 pax daily American breakfast for 4 bedrooms villa
- 6 pax daily continental breakfast for 3 bedrooms villa
- cold towel, welcome drinks upon arrival
- 10% to Government tax and 11% service charge
- fully staffed with housemaids and 24 hrs security guards.

- Meals for extra guests charged to personal account
- Babysitting is available upon request with additional charge

Seasonal periods:
Low : Jan 11 - July 09 & Sept 17 - Dec 14.
High : July 10 - Sept 16.
Peak : Dec 15 Jan 10.

Minimum stay required:
Low season : 3 nights
High season : 8 nights
Peas season : 10 nights

Villa standard Capacity:
3 bedrooms - maximum occupied up to 6 persons adults
4 bedrooms - Maximum occupied up to 8 persons adults

All rooms has king size beds and Extra beds (for additional pax over 8 in 4 bed and over 6 in 3 bed) can be provided in rooms at a cost of US$25/bed/night. Baby Cot FOC.

The term and booking condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposit must be received by the villa within five working days after the relevant invoice has been sent and otherwise the booking might not materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation Policy:
- Any Cancellations received within 14 days of guest’s arrival in peak season and high season within 10 days in low and will be subject to a cancellation fee equivalent to 100% accommodation cost
- Any Cancellations received within 45 days of guest’s arrival in peak season and high season within 21 days in low season will be subject to a cancellation fee equivalent to 50% accommodation cost.

Check-in & Check-out time requirement:
Check in-time is 14:00hrs and check-out time 12:00hrs. Day use of the villa up until 6pm will be charged at 50% from one night rate and full room rate applies after 6pm.

Additional info:
- Meals for extra guests charged to personal account.
- Babysitting service available at US$7/hour up until 7pm and US$9/hour after 7pm.
- Special function ie. Wedding, anniversary, birthday party, minimum stay 7 nights on low and 8 nights on high season and 10 nights on peak, Packages available on request.
