- Daily breakfast
- Free Wi-Fi internet connection

Extra Bed Rates at US$ 40.25 net /night.

Seasonal Periods:
Low season: the rest of the year
High season: June 1 – 30, July 1 – 31, August 1 – 31, September 1 -15, January 20 – 25 ( Chinese New Year 2012 ) and April 4 – 14 inclusive ( Eastern Week 2012 )
Peak season: December 15 – January 0810

Minimum Stay:
- Low Season: 5 nights
- High Season: 7 nights
- Peak Season: 10 nights
- Be able to book either 3 or 4 nights subject to case by case basis.

The villa standard check in/out time:
- Check-in time : 14:00
- Check-out time : before 12:00
- In case late check-out until 18:00 will charge additional cost at 50% from one night villa rate, and full one night rate should be charge for check-out after 18:00.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposit must be received by the villa within five working days after the relevant invoice has been sent and otherwise the booking might not materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival date for low season , at 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa Management.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable or should adjust to case by case condition.

Cancellation Policy:
- Deposits will be refunded in full less USD 250.00 if the reservation
is cancelled at 61 days or more prior to arrival (91 days for Christmas/New
Year bookings).
- In the event a reservation is cancelled less than 61 days
prior to arrival (or 91 days for Christmas/New Year bookings) the deposit
will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
