TERMS & CONDITIONS

1. Rates
The rates above are inclusive of 21% to government tax and service charge.

2. High & Peak Season Periods
- High season period: July 15 - August 31 ( Chinese new year and Easter week)
- Peak season period: December 21 - January 05

3. Villa Capacity
We strictly observe the villa capacity policy. For example: 1 bedroom maximum occupancy is 2 persons, 2 bedroom villas maximum occupancy is 4 persons, 3 bedroom villa maximum occupancy is 6 persons. If you wish to have additional guests we must get informed in advance.

4. Check in/out time
Check-in time: 14:00; Check-out time: 12:00. Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability.

5. Terms of Payment
Credit card authorization + copy of the card (front & back) + passport copy of the card holder sent by facsimile or 50% deposit (from total reservation value) transferred to our IDR or USD Bank Account within 7 days of receiving our reservation confirmation, will guarantee the reservation.

6. Cancellation Policy
- 50% total nights is charged for cancellation less then 7 ( seven) days before arrival,
- And cancellation on arrival date a 100% cancellation fee for whole stay will be charged
- No show will be charged 100% from the total room reservation value

7. Reservation Guarantee
A reservation guarantee or 50% deposit is required to secure the reservation and the balance payment should be settled upon check-in at the villa.

8. Minimum Stay
- Low Season: 5 nights
- High Season: 7 nights
- Peak Season: 10 nights
- Be able to book either 3 or 4 nights subject to case by case basis.
