The rates above are inclusive the following benefits:
- Pick up & transfer from Airport to villa and transfer from villa to Airport (1 x in & 1 x out) in private air-conditioned car.
- Welcome drink and cold towel upon arrival.
- One time complimentary breakfast for up to 8 person for first morning only. (Any additional meal base on grocery + 20% additional fee)
- One basket seasonal tropical fresh fruit arrangement in the villa.
- Complimentary flower arrangement in villa.
- Butler & cook staff service and 24 hours security.

* Groceries bill +20% purchased by staff.
* Meals, laundry, local transportation, telephone bill, shopping fee and other optional extras are at guest's account.
* First extra mattress are not charged extra (free) for all seasons.
* Second extra mattress surcharge of USD 25 for all seasons.

Honeymoon benefit:
- Honeymoon flower set up in the bedroom.
- Honeymoon gift upon arrival.

Villa standart check in/Out times :
- Check-in time: 14:00.
- Check-out time: 11:00.
- Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability.

Seasonal periods:
Low seasons : Jan 9 - june 30(excl. Easter & Chinese New Year) & Sep 16 - Dec 19.
High seasons : July 1 - 31, Sep 1 - 15, & Chinese New Year 1-6 Feb 11 Easter week 22-28 Apr 11
Peak seasons : Aug 1 - 31 & Xmas - New Year (Dec 20 - Dec 31)

* Early Check-In is available for free-of-charge and subject to availability.
* Late Check-Out until 15:00 PM is available for free-of-charge if we do not have other guests arriving on that day, Late Check-Out until 18:00 PM will be charged 50% of nightly rate, after 18:00 PM will be charged at full nightly rate.

Villa Capacity
We strictly observe the villa capacity policy. 4 bedroom maximum occupancy is 8 persons. If you wish to have additional guests we must get informed in advance.

Minimum Stays :
Low Season : 2 night.
High Season : 5 night.
Peak Season : 7 night.
The villa will accept either two or three nights length of stay but subject to case by case.

Child policy:
For child under 2 years old will be in the baby cot for complimentary for second baby cot at USD 25 net/night.

Booking term and condition:
- A deposit of 50% of the rental amount must be received by the villa within five (5) working days after confirmation of reservation has been given. Full payment is required 45 days prior to arrival (or 60 days for Christmas/New Year bookings).
- For last minute bookings (within 1 week or less prior to arrival), full payment upon arrival in cash is acceptable.
- Deposits will be refunded in full less USD150.00, if the reservation is cancelled 61 days or more prior to arrival (91 days for Christmas/New Year bookings). In the event a reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year bookings) the deposit will be forfeited.
- Notice of cancellation must be received by the villa in writing.

Cancellation policy:
should the cancellation made after confirmation, a 50% charge from total nights booked will apply as cancellation fees. Cancellation made within 45 days upon arrival date (on low season) and 60 days prior to arrival date (high and peak season), will be charged at full charge.
