Note:
- Rates above are quoted in US Dollars per night per 1 (one) unit villa.
- Rate quoted above are inclusive of 21% to government tax and service charge.

Extra bed will provided upon request with charge at US$ 50 net/night.

Minimum Stay
minimum stay of 3 nights. For stay less than 3 nights, high season surcharge is applicable.

Late check-out
Late check-out time on departure day is subject to villa availability.

Seasonal periods
High/Peak season months : August 01 - 31, December 20 – January 06

Family Plan
One child under 12 years old sharing the same bed with parent is Free of charge. When extra bed is required, an additional extra bed rate is applied. Only one extra bed can be accommodated in each bedroom. No triple adult share is allowed.

This policy does not apply for high season months, when cancellation is made within 45 days prior to arrival date, all deposit paid is not refundable.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposit must be received by the villa within five working days after the relevant invoice has been sent and otherwise the booking might NOT materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation Policy:
Deposits will be refunded in full,less 25% of the total rental fee with a maximum of 1000 USD,
if the reservation is cancelled 61 days or more prior to arrival (91 days for High and Peak Season bookings).
- In the event of reservation is cancelled less than 61 days
prior to arrival (or 91 days for Christmas/New Year bookings) the deposit
will be non-refundable.
- Notice of cancellation must be received by the villa in writing.
- Full payment is obligate to paid if the cancellation notified less then 30 days prior arrival.
- Final payments are non-refundable.
