- All rates above are subject a 10% to governement tax and service charge.
- Extra bed is at usd 30 nett/night

The following is included in the rates above:
- one time return transfer in/out from Airport to Villa
- daily breakfast for 1 or 2 persons per room
- welcome drinks upon arrival
- free flow hot & cold mineral water in the villa
- coffee/tea making facilities
- free shuttle service to jimbaran beach and Kuta from 10:00 hours to 16:00 hours daily
- personal safety deposit box in the room

Villa Capacity
We strictly observe the villa capacity policy. For example: 1 bedroom maximum occupancy is 2 persons, 2 bedroom villas maximum occupancy is 4 persons, 3 bedroom villa maximum occupancy is 6 persons, 4 bedroom villa maximum occupancy is 8 persons. If you wish to have additional guests we must get informed in advance.

Minimum stay requirements:
Low Season : 3 nights
High Season : 5 nights
Peak season : 7 Nights

Seasonal Periods:
Low : 6 January - 31 July, 6 September - 19 December
High : 1 August - 31 August, 1 September - 5 September
Peak : 20 December - 5 January

Check-in & check-out time requirements:
Chek-in : 14:00
Check-out : 12:00

The villa booking procedures:
- To ensure book the villa we required your written e-mail as a booking confirmation, and then we will continue send you a pro forma invoice and bank details for a 50% deposit from the total rental outlay due to secure the reservation.
- the balance of payment should be settle prior arrival or at least upon check-in at the villa for regular period.
- but for the Christmas and New Year and high season period that the remaining balance of payment should be settle 45 days prior arrival to the villa

Cancellation Policy:
- Deposits will be refunded in full less USD 150.00, if the reservation is cancelled 61 days or more prior to arrival (91 days for Christmas/New Year bookings)In the event a reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year bookings) the deposit will be forfeited.
- Notice of cancellation must be received by the villa on writing
