Seasons & Rates:
Low: January 9 - June 30 and September 16 to December 19
High: 1st July to 31st July, Easter week, 1st September to 15th September
Peak: 1st August to 31 August, 20th December to 8th January (Christmas and New Year period)

Minimum stay required
Low Season : 3 nights
High season: 7 nights
Peak season: 10 nights

VILLA CAPACITY
We strictly observe the villa capacity policy. 4 bedroom maximum occupancy is 8 persons. If you wish to have additional guests we must get informed in advance otherwise the booking will not be accepted prior confirmation.

Check-in/Check-out:
- Check-in time: 14:00; Check-out time: 12:00. Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability.
- If you wish to have a party or function at the villa should be inform in advance to the Villa management.

The villa booking procedures:
- To ensure book the villa we required your written e-mail as a booking confirmation, and then we will continue send you a pro forma invoice and bank details for a 50% deposit from the total rental outlay due to secure the reservation.
- the balance of payment should be settle prior arrival or at least upon check-in at the villa for regular period.
- but for the Christmas, New Year and high season period that the remaining balance of payment should be settle 45 days prior arrival to the villa.
- The reservation to be confirmed when the payment/deposit are received by the villa.

Cancellation Policy:
- Deposits will be refunded in full less USD 250.00 if the reservation is cancelled 61 days or more prior to arrival (91 days for Christmas/New Year bookings)
- In the event a reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year bookings) the deposit will be forfeited.
- Notice of cancellation must be received by the villa on writing
