Note:
- All rates above are subject 15,5% to government tax & Service Charge
- Book 4 bedrooms then no master bedroom will included.

Rates above are inclusive of benefits:
- one time round trip Airport transfer
- welcome drinks and cold towels upon arrival
- daily American breakfast
- one car and driver (7 seats) for 10 hours/day exclude petrol
- fully staffs : private chef, maids and house manager.

Seasonal periods:
Low Season: January 11th to May 31st (excludes Easter period and Chinese New Year), September 16th to December 19th.
High Season: June 1st to September 15th, Easter period and Chinese New Year (Dates vary yearly)
Peak Season: December 20th to January 10th.

Check in/out time:
- Check-in time: 14:00; Check-out time: 12:00.
- Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability

Minimum stay requirements:
Low season : 3 nights
High season : 7 nights
Peak season : 10 nights

Booking procedures:
- To ensure book the villa we required your written e-mail as a booking confirmation,
and then we will continue send you a pro forma invoice and bank details for a 50% deposit
from the total rental outlay due to secure the reservation.
- the balance of payment should be settle prior arrival or at least upon check-in at the villa for regular period.
- in high season periods that the remaining due
balance should be settle 45 days prior arrival to the villa ( 61 days in Christmas & new Year booking).
- The reservation to be confirmed when the deposit payment is received by the villa.

Cancellation Policy:
- Deposits will be refunded in full less USD 300.00 if the reservation
is cancelled 61 days or more prior to arrival
(91 days for Christmas/New Year bookings).
- In the event a reservation is cancelled less than 61 days prior to arrival
(or 91 days for Christmas/New Year bookings) the deposit will be forfeited.
- Notice of cancellation must be received by the villa on writing.
