Rates abive are inclusive of:
- Welcome drinks & cold towel on arrival
- One time breakfast (first morning only)
- Flowers arrangement
- Fully staffs: chef, maids, cleaning service and house manager
- One time round trip Airport transfer.

VIP Airport Service, Helicopter Charter can be arranged upon request.

Seasonal periods:
Peak Season : August 01 - 31, Dec 20 - Jan 7.
High Season : Chinese New Year (3 days after and 3 days before) Easter Period (1 week before and 1 week after), July 1 - 31.
Low Season : All other times of the year

Minimum stay requirements:
- Low Season : 3-nights
- High Season: 7-nights
- Peak Season: 10-nights

The Villa Booking Procedures:
- To ensure book the villa we required your written e-mail as a booking confirmation, and then we will continue send you a pro forma invoice and bank details for a 50% deposit from the total rental outlay due to secure the reservation.
- the balance of payment should be settle prior arrival or at least upon check-in at the villa for regular period.
- Christmas, New Year and high season period that the remaining due balance should be settle 45 days prior arrival to the villa.
- The reservation to be confirmed when the deposit is received by the villa.

Check in/out time
- Check-in time: 14:00; Check-out time: 12:00.
- Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability

Cancellation Policy:
- Deposits will be refunded in full less USD 300.00, if the reservation is cancelled 61 days or more prior to arrival (91 days for Christmas/New Year bookings)
- In the event a reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year bookings) the deposit will be forfeited.
- Notice of cancellation must be received by the villa on writing
